Before Arriving at West Bengal Registration Office

Calculate Market Value of Land
- In the home page using the above link, please select the option “Market Value of Land” listed under “CALCULATERS” session.
- In the next page, enter / select relevant details of the land and click on “Display Market Value” button.
- Value details of your land will be displayed on the next page.
- Once you know this value, it will be convenient for a user to know how much stamp duty he has to pay

- Click on the “e-requisition form filling” button on the home screen.
- Then select “Fill up new e-requisition form”
- In the given page click select “Read & Please Proceed” option at the bottom of the screen to reach the e-form page
- In the new screen, please enter the mobile number in the prompted place and hit “Send OTP” to get OTP in your mobile number. Please enter the received OTP in the prompted place next to “OTP” and hit “Validate OTP” tab.
- Applicant has to enter/select prompted details to fill the online application as per page prompt. After completing the page requirements finally hit “Submit” tab to submit application online
- On completion of the above step, e-assessment slip, amount of mutation, fee payable will be generated.
- In the successive step please follow the next set of prompts for e-payment of stamp duty and registration fees details.
- In conclusion of process, applicant has to fix appointment for completing registration with registration office by completing the page prompts. Please use the query number in the given page to complete e-appointment process for completing the online ground work to do registration in the register office.
On the day at registration office
- Applicant should go to the respective registration office of completing registration. Link for registration office: Link for registration office
- Applicant should subject originals of id and address proof to the registrar to prove authenticity.
- On the appointment date go to the registration office.
- Sale deed has to be presented by the applicant at proper registration offices along with e-Assessment slip, proof of payment, token for the queue, etc. before the appropriate registration officer.
- Officials will verify and do online processing for the office use to record these details to generate serial number for the deed.
- The verification for e-payment is done followed by process of applicant photo, fingerprint and signature are captured.
- Deed is scanned for verification and approved by the concerned authority (registration officer) with digitally signed signature.
- Then the registered deed will be delivered to the applicant and the same can be downloaded online from the website.
- Note: Signing on records, Finger imprint on deed papers, Aadhar verification etc, will be part of the process
Apply through Centres:
- To apply through centres, the applicant has to approach the respective “CSC” centre in their area. Refer the following link for location: CSC Locator link
- NOTE: The applicant has to select the state, district and block name from the drop-down menu, or the applicant has to click on their respective district to find nearby centres.
- Please visit the centre and consult with the centre operator for your requirement.
- If the operator issues an application form, then collect it and pay the requisite fee. Please complete the application form.
- Now, submit the completed application along with the required documents as per the “Required Documents” section of this page. It is advised to take the documents in original to the kiosk for scanning purposes.
- The operator will process the application online. On successful submission, the applicant will receive an application number as acknowledgement. The applicant will also get a transaction number as a text message on their registered mobile number.
- Applicant has to make necessary payment as centre operator quotes and don’t forget to take the receipt.
- This application will be forwarded to the respective department for further processing.
- ”SMS” triggered update on application status will be sent to the applicant’s mobile. Please keep track of the notification.
- The submitted application will be processed by the department. A designated authority will verify the submitted documents and inspect the area of the applicant to clarify the applicant’s details.
- Based on the outcome of the above-mentioned steps and other internal processing, the designated issuing authority will issue the certificate.
- The status, viz. Approval or Rejection will be conveyed to the applicant through an “SMS” or applicable norms.

- The original document bearing signature of all parties.
- Challan/DD evidencing payment of full stamp duty, transfer duty (if any),Registration fee and user charges
- Property card.
- Proof of Identity of both seller and buyer and also the witness
- PAN CARD
- Power of attorney (If an real estate agent or an individual in between seller and buyer)
- Aadhar card
- Original Id proof and address proof to display before the registrar.

Eligibility
- Those who has land in their name.
- Those who are legal heirs of the deceased land owner.
- Authorized signatory / power of attorney.
Fees
- Registration fees and stamp duty are not same in all states of India.

- The stamp duty is established on the agreement value or the market value and may vary from property to property and place to place.
- EC fees, Document preparation charges are other charges incurred.
Validity
This registration is valid till the land is sold to someone.

Need for the Document
- The land registration process in India is governed by ‘Section 17’ under the Registration Act, 1908, applicable to whole of India except the state of Jammu and Kashmir.
- Registration of land is an important document to ascertain the title of the property
- Land or property registration refers to the registration of the document, changes in ownership and other transaction involving immovable property. Whenever you purchase a land, it is imperative to get it registered with the concerned authority to ensure legal ownership and a title is guaranteed. - In any case, if there is a deficit in the stamp duty , the sub-registrar has all the rights to reject your registration procedure and registration documents.
