Step 1
Prepare application for removal of caveat/Withdrawal of a caveat.
The Applicant writes a letter notifying the Land Office that the 60 days have ended (lapsed) without communication from the person who placed the caveat and therefore seeking removal of the said caveat.
The Applicant must have in his/her possession an embossed letter called ‘Withdrawal of Caveat’ or ‘Removal of Caveat’,
Step 2
Attach one photograph and sign the application for removal of a caveat.
Take the application/letter for removal of caveat for assessment and issuance of declaration slip from lands valuation department.
The Applicant presents the documents together with a photocopy of the same, to Department of Land Registration for processing. The Photocopy is stamped ‘Received’ and returned to the Applicant.
Step 3
Use the declaration slip to pay at the advised bank.
Submit the application for removal of caveat for embossing within the bank.
Step 4
Pick the embossed application for removal if caveat, present it to the cashier at the office of registrar of titles where the land is situated for assessment of Registration Fees.
Step 5
The cashier issues assessed bank slip indicating how much to pay, the bank to pay in and the description of land that had been caveated.
Step 6
Proceed to the bank and pay registration fees.
Take the bank slip copies together with application for removal of a caveat to cashier’s office to acknowledge payment and stamp on your document.
Step 7
Present full set of original documents including payment receipts and photocopies of the same to the Office of registrar of titles for processing.
The Applicant checks with the Department of Land Registration after 10 working days for the 60 days’ Notice to the person who placed the Caveat, to show cause why the caveat should not be removed. Notice to the Caveator is posted and a receipt obtained, that is placed on the file
Step 8
The photocopies are stamped ‘Received’ and returned to you, you should be told when to check
The file at land registry (white page/original certificate of title) is requested for and retrieved from strong room.
Step 9
The Applicant checks with the photocopy stamped on ‘Received’ at the Department of Land Registration after 10 working days to confirm that the caveat has been removed from the Register.

The recorder gives notice of thirty days from the date of service, to the Caveator to obtain an order from the land tribunal to delay or prevent its removal, but no such order is produced within the specified time.
