Apply In-Person
- File an FIR in your nearby police station stating that your sale deed is lost, misplaced, or stolen.
- You can check the status of your FIR online before visiting the Sub-Registrar's office (SRO). The address of every office available in the state, Link
- Publish a lost and found advertisement stating your deed details with your contact information on any newspaper of choice. Wait for 2 to 4 weeks for someone to return your deed if it was just misplaced.
- Visit the Sub-Registrar’s office where your property is registered and make an application to get the certified copy of your sale deed after the waiting period.
- Then, prepare an Affidavit on stamped paper.
- You have to state everything that happened and sign an undertaking. Attach the FIR, newspaper ads, and other press clippings (if any) to the Affidavit.
- The deed application form for an offline procedure is available in the Sub Registrar's Office.
- In the deed application form that you have to submit along with your Affidavit and documents that are mentioned in the “Required Documents” section. Fill in every detail such as year, type, and document number along with your name and contact number.
- After paying the required fee in the Sub-Registrar's office, hand over the deed application with FIR, newspaper ads, and Affidavit.
- After verification, a certified copy of the deed will be issued by the Sub-Registrar office.
- Note: Advertising in the newspapers is a statutory requirement. And get a copy of your FIR before publishing because some news companies require one when you enquire to be published.

- The Government of Telangana provides service to download a certified copy of the sale deed and other documents at Link
- Once you click the above-given link, you will be redirected to another page, where you will have two options. "Certified Copies of Registered Documents (On Payment)" or "Certified Copy of Document (New Registrations Only)."
- If you click on the first option, you will be redirected to Meeseva Online Portal, where you have to select Sub-Registrar’s office , district, year, and document number to get details of the certified copy, and you can proceed from here if you had already done the payment process.
- Alternatively, if you click on "Certified Copy of Document (New Registrations Only)," you will be redirected to a page where you have to enter your registered mobile number and security code to get certified copy details.
- Before the e-forms for the option you select appear, the website will prompt you to log in. If you are an already registered user, then enter the login details and log in. If not, select the “New User” option and register.
- Fill in the e-form with your name, contact details, user id, password, and other details and register as a user.
- Once the id is generated, log in and try the process again by clicking the second option (Certified Copy of Document (New Registrations Only)).
- Enter the Sub-Registrar’s office , District, registration number, and year. Click the “submit” button.
- You will be redirected to a new page that has your Sale deed details. Click the “proceed” button to pay the fee.
- Once the payment process is over, wait for the payment to be updated and log in to download the certified copy of your sale deed that will be available on the Dashboard.

For the In-person procedure, you have to get the under-taking attested and registered with a Public Notary.

Eligibility

- The offline procedure is eligible for the owner of the property who lost his or her sale deed.

Validity
- The validity of the certified hard copy is forever.
- Keep the FIR, advertisements, and other copies in case of future need.
- The online copy can be used by the applicant for cross-checking.

- Track your FIR online and check the status.
- Once it is done, get some copies of your FIR to provide proof for the next steps.
- Keep your FIR copy safe for future purposes even after you get your certified copy.
