Meghalaya - Apply to get Tenant Verification


Procedure

While renting out a property in Meghalaya, one has to register the Tenant or Paying Guest’s details with the Police for Tenant Verification.
Apply In-Person:

  1. To register Tenant’s details with the police, get the Tenant Verification form from the nearest Police Station.
  2. You could also download the form from online from the link: Application Form
  3. In the procured form, fill the details of Landlord.
  4. Under “Particulars of tenant to whom premises let out”, fill the required details of the Tenant.
  5. Attach a copy of the required Documents such as Id Proofs.
  6. Affix the Passport size photograph of the Tenant.
  7. Duly sign the form and submit the form at the concerned Police Station of your Jurisdiction Police Stations
  8. The Police would ask the Tenant to visit the Police Station if any verification is necessary.
  9. The Police would keep a record of the Tenant’s information and would inform the landlord if the Tenant is a criminal or a troublemaker.




Required Documents

  • Passport size photo of the Tenant.
  • Photo identity proof of either any one of the following Passport, Driving License, Arms License, Ration Card, Voter Card, Income Tax (Pan No.).
  • A residential certificate supported by affidavit in Form-A, where the tenant previously resided.
  • A copy of registration in case of labor and trading license in case of trade.
  • In case of being a government employee, one has to furnish the employment certificate, transfer order or appointment order or office identity card.
  • In case of being a student, one has to submit a certificate from the concerned educational institution or identity card of the school or college or university or educational institution where studying.

Instructions

  • According to the “The Meghalaya a Regulation of Landlords and Verification of Tenants Bill, 2013” one has to register their Tenant’s details with the police within 30 days of renting out the property.
  • The property owner or Tenant has to visit the Police Station for verification if necessary.
  • Make sure you provide valid details.
  • Legal action could be taken in case any discrepancy was found in the details provided.

Need for the Document

  • A Property Owner could be penalized for renting out a property to a Tenant without registering the Tenant’s information with the Police.
  • Under any circumstances, it is advisable to collect details of your Tenant and Register your Tenant with the Police before you rent out your property.
  • Terrorists and Criminals usually try to rent a place with forged documents. Thus, registering your Tenant with the Police would help you avoid any issues in the future.
