Maharashtra - Obtain a Occupancy Certificate


Procedure

The local administrative department will certify the construction of a building after verifying whether it complies with the local laws and constructed as per permissible plans.

Apply In-Person :

  1. Applicant must apply in prescribed application form along with required documents to the respective Municipal Commissioner office within their jurisdiction where the building is constructed.
  2. Link for contact: link please use the respective region for details.
  3. Please go to the respective office.
  4. Applicant shall obtain the form from the respective office (please pay for the form if required) Or a written application on A4 plain sheet as advised shall be used.
  5. Submit the completed application along with required documents and fees (as per requirement).
  6. Authorities after checking the attached documents and application submitted will make entries and provide you record number for reference.
  7. This application will be processed internally.
  8. Respective authorities will conduct a physical inspection of the building on the notified date. They will check whether building is constructed according to the approved plan.
  9. If there is any deviation is found then, Authority will levy a penalty. This amount should be paid at the cash counter of the respective office. Applicant shall make the payment and submit the receipt to get the certificate as notified.
  10. If there is no deviation, certificate will be issued as per notification.

  2. In the given page please select the tab “Full occupancy certificate” to reach next page.
  3. User can use the login credentials and hit “login” tab to reach next page.
    1. If you are a new user, then use the “Click here” option next to “For new registration” to register and then login.
  4. Once login, user gets page to fill the required prompt for applying online followed by uploading required documents and payment for pre-approval charges.
  5. After all the above requirements are completed, please hit respective tab to submit the application.
  6. This application will be processed by respective authority. Applicant gets notification for further processing. Please follow the authority’s guidelines to get certificate.

  • Commencement certificate
  • Completion certificate
  • Built plan along with elevation, site, and section plan
  • Building completion certificate by structural engineer on record
  • Building completion certificate by construction engineer on record
  • No objection certificate from fire force
  • Building completion certificate by architect on record
  • Area calculation sheet of floor signed by an architect
  • Tax assessment with tax paid receipt
  • Structural inspection report
  • Lift Inspector’s Report / Certificate (if applicable)
  • Photographs of completed building
  • Photographs of rainwater harvesting and solar panels
  • Copy of the sanctioned plan
  • Calculation sheet of the floor area duly signed by an architect.
  • Latest tax paid receipt with the tax assessment.
  • No Objection Certificate (NOC) for fire and pollution.
  • The Road side drain along with the Road is to be constructed at the cost of the builder connecting main outlet of the area.
  • Clearance from state Ground Water Control & Regulation Authority to be obtained for boring for extraction of water.
  • Aadhaar card
Note:
  • If any of these above documents requires any applicable authorities report, please furnish as asked by local authorities while applying.
  • All original and copy of original with self attestation as advised by respective authorities to be submitted as per requirement.
  • Apart from the above documents authorities may ask you to submit additional information or documents. Please provide them for processing.

The occupancy certificate authorizes customers to stay in the property. It is issued by the metropolitan authorities after all other related supporting documents, stating that requirements such as building standards, fire and elevator safety norms, drainage, and so on, are in place.
