- To apply online occupancy certificate, the applicant has to use the following link
- Applicant has to select “Sign up” button at the top right corner to register.
- Now come back to home page and select “Login” button to reach login page.
- Applicant has to complete the login prompt as appropriate and click “Submit” button.
- Once login, please find the “Department wise clearance / permit” option and select “Occupancy Certificate” to get the respective screen.
- In the given screen please follow the page prompts as appropriate to fill the details for online application as appropriate and use the right option to submit the application form.
- A File number will be generated and SMS will be sent to registered mobile number (entered in application form)
- Status of the file is automatically updated on the website and SMS message will be sent on periodical process of file.
- This application will be processed by the respective department.
- After final approval the Occupancy Certificate will be generated sent through email and will be available in the respective login for view and download purpose.
Apply In-Person:
- To get an Occupancy Certificate (OC), the flat owner has to approach the nearest local corporation or municipality Contact Link
- Note: Please click on the link and then click on the respective district name to view contact details.
- Collect the form from the concerned officer and enter all the necessary details.
- After filling the application form, make sure to attach all the documents listed in the “Required documents” section of this page.
- Along with the required documents, the application form has to be submitted.
- The authorities will then conduct a physical inspection of the building and will evaluate if the building is constructed according to the approved plan and then, issue the certificate within 30 days from the date of submission.
- If there are deviations up to 5% from the approved plan, a fine will be levied based on the extent of the deviation. The OC will be issued after the fee is paid.
- Note: The application form for obtaining OC should be submitted within 30 days of completing the construction.

Eligibility
- Usually the builder is required to obtain an occupation certificate, but the flat-owner can also apply for an occupation certificate.

Validity
The OC has no limitation period and it is permanently valid.

Need for the Document
All buyers should request an occupancy certificate from a seller for the following reasons:
- The building can be demolished anytime, considering it to be an unauthorised structure, if there is no occupancy certificate.
- It is mandatory to have an occupancy certificate at the time of resale of flat.
- The civic infrastructures disengage anytime without an occupancy certificate.
- If there is no occupancy certificate, no person can occupy the house.
- The occupancy certificate serves as the final pass certificate of a project or a building.
- An occupancy certificate confirms that the building has satisfied all the building norm and local laws, and hence safe to occupy.
In case the seller doesn’t provide an Occupancy Certificate, please follow the below guidelines:
- A RERA complaint can be filed.
- An RTI can be filed to know the reason for not issuing an occupancy certificate.
- Legal notice can be issued to the builder asking him to obtain an occupancy certificate.
- If the developer has delayed, a claim can be made in the consumer court.
Other uses of the Document/Certificate
The occupancy certificate authorizes customers to stay in the property. It is issued by the metropolitan authorities after all other related supporting documents, stating that requirements such as building standards, fire and elevator safety norms, drainage, and so on, are in place.
