1. Individuals wishing to obtain a land clearance certificate in can do so by making an application with the Ministry of Lands online portal through the following Ardhisasa Online platform
2. Upon entering Ardhisasa platform , click on the “Register” button to register for an account on the online portal. This will direct the applicant to the next page where they are to start their registration process.
3. On the next page choose between “Individual registration” or “Company registration” depending on type of registration they want to do.
4. Upon entering the next page enter the required information for registration click on the “Verify” button for verification be done online. The information needed include: -
   • Individual registration
     • Identification details (serial number of the current ID, ID number)
     • Official mobile number (registered using their ID number)
     • Personal e-mail address
     • Set up a strong password
   • Company registration
     • Company registration number
     • Official company mobile number (registered using a director’s ID number)
     • Company e-mail address
     • Set up a strong password
5. During the verification process a onetime password (OTP) will be sent to the applicants phone and email address, enter the OTP for verifications to be complete.
6. Once done an Ardhisasa Identity Number will be sent to the applicants phone, which the applicant can use when logging into their online account.
7. The applicant should then log into their Ardhisasa account using their ID Number/ Ardhisasa ID, password and OTP.
8. Upon entering the accounts home page, go to the “Services” and click on the “View More” button inside the Land Administration Tab to proceed to the next page
9. Upon entering the next page click on the “Pay Land Rent” option to enter the next page where the applicant is required to provide information for the land rent clearance application application.
10. Enter Title Number on the Search section using the following formats:
    • Registration Unit/Registration Section/Parcel Number.
    • For Nairobi Blocks: Nairobi/Block12/345 or Block No/Parcel Number (for example: 12/345)
    • For Mombasa Parcels: Mainland North (or South)/Roman Number/Parcel Number (for example MN/IV/123)
    • For other towns and municipalities: Kiambu/MunicipalityBlock1/234
11. After searching for the parcel, the pending payments will be listed.
12. Under the Actions Section, click on “Pay” button to make initiate the process to make the land rent payments. Choose the Payment method preferred and follow the instructions given to make the payment.
13. Upon making the payment the applicant will receive a payment Confirmation message on their phone.
14. The applicant should wait for approximately 5 minutes then refresh the payments page. After refreshing the page, Click on the “Confirm” button to complete the transaction. The payments will reflect on the Ardhisasa account instantly.
15. Click on the “Download” button to download the Clearance Certificate or Print it directly from the site.

Apply In-Person:

1. Individuals wishing to obtain a land clearance certificate in Kenya with the Ministry of Land in their respective county office. The applicant can do this by visiting the Ministry of Lands Offices to make the application.
2. Here the applicant will be given an Application for Land Rent Clearance to fill and submit
3. Fill in the application form and attach the required documents. A list of the required documents is mentioned in the “Required Documents” section of this page.
4. Submit the completed application form (in quadruplicate) and all the required documents to the County Chief Land Registrar for verification.
5. The registrar will go through the application and advice the on the pending amount of land rent required to be paid to be issued with a land rent clearance certificate.
6. The amount of fees to be paid depends on the size of the parcel ,use , location and other factors.
7. Once informed on the amount of fees due, the applicant should proceed to pay the required fees.
8. Submit the payment receipt to the Land Registrar Offices for processing of the application process to begin.
9. The application will be reviewed and if all rent arrears have been cleared and all requirements are met, the application will be approved and land clearance certificate issued.
10. The applicant will be contacted to collect the land clearance certificate.
11. The whole process takes a period of 45 days to complete.

Originals and certified copies of:

• National ID Number of owner/applicant
• Tax PIN Number of owner / applicant
• Title deeds of lands
• Company registration certificate (in case of company)

• Persons owning a parcels of land in Kenya is eligible to make this application.

• The rent will depend on the size ,location and use of land.
•  If there is several pending land rent payments, the applicant is required to pay each one of them separately, since each has a unique invoice number. They will ONLY receive a Clearance Certificate once theyhave settled all pending payments.

• The land rent clearance certificate is valid for one year. Land rent are paid annually.

• This process allows and individual to pay land rent on parcels of land they own and receive a land rent clearance certificate.

• Ardhisasa is an online platform that allows Citizens, other stakeholders and interested parties to interact with land information held and processes undertaken by Government. It has been developed jointly by the Ministry of Land and Physical Planning (MoLPP) and the National Land Commission (NLC) and key partners in Government. It allows the lodgment of applications for various services offered by the Ministry and the Commission. The applications are handled through the platform and responses presented through it.
•  If the applicant has several pending land rent payments, they will be required to pay each one of them separately, since each has a unique invoice number. They will ONLY receive a Clearance Certificate once they have settled all pending payments.

e.g. Birth Certificate can be used as proof of identity.

• The Ministry of Lands and Physical Planning is a central player in Kenya’s socio-economic development plan. Land is one of the key enablers of the ‘Big 4 Agenda’ and the Vision 2030.
