Jamaica - Acquire National Land Agency (NLA) Land

Apply In-Person

  1. If you wish to purchase or lease Crown lands through the National Land Agency, you will need to visit the NLA to submit your complete application. You can view the NLA contact details and location map through this link: Link
  2. Before you visit the NLA, you should first carry out the necessary research and identify the parcel of land in which you are interested in. The following information is required before completing your application:
    • Location of property/land
    • Area or size of land required
    • Proposed use of the land by you the applicant
  3. Identification can be done either through your own site visit or by contacting the Estate Management Division. Parcel identification may also be done online through the NLA’s Website​:Link
  4. Upon determining the factors in step 2 above, you can either visit the Estate Management Division of the NLA to obtain the application form or download it from their website:(Application to Acquire Government Land) or download the form directly via this link: Link
  5. Read and complete the application correctly according to the instructions provided in the form
  6. Once your form has been completed, signed, and certified where required, you will need to visit the NLA to submit it alongside the original valid government identification document of the principal director and/or the person declaring the accuracy of the form
  7. The NLA official at the estate management division will receive your application and issue a receipt and then the application will be forwarded to the relevant officials for review and processing
  8. The NLA will assess your application and inspect the proposed property by Visiting the property to verify its existence and details and then they will obtain a no objection letter if the land is being held by the NLA for another government of Jamaica Ministry, Department, or Agency (MDA) and further comments from related regulatory agencies like NEPA, the Municipal Councils, etc.
  9. Then they will conduct a property valuation inspection to determine the current market value of the property
  10. Upon valuation, they will advertise the property in the print media and on the NLA’s website for public bidding or tender
  11. You will then be required to submit a proposal in line with the advertisement
  12. The NLA will receive and scrutinize the bid or tender request you have submitted and once they complete evaluating the bid, they will forward an award recommendation to the present ministry and relevant authorities for decision making and approval
  13. The ministry will review the award and approve it if it satisfies all the required standards
  14. Once approved and NLA is satisfied that everything is in order, an Agreement of sale will be prepared and issued for your signature
  15. You will need to visit the NLA to collect your copy of the final executed Agreement, which is now legally binding on all parties.
  16. The agreement will be in the form of a Lease Agreement or a Sale Agreement depending on your application
  17. Fulfil the conditions of the agreement and obtain the proposed land

  • A sold property is valid forever unless resold to another party while a lease property is valid for the time stated in the lease agreement

Instructions

  • Where crown lands that had been leased are now being transferred to a new lessee, the Commissioner of Land must be notified in writing 6 months prior to the lease expiration date.
  • Sales aboveJ$30 M must be referred to Cabinet for approval.
