- To Apply for a Nil Encumbrance Certificate, the applicant has to approach the state Sub–Register Office link
- An application form will be provided to the applicant by the concerned officer.
- Fill out the application form with accurate and complete information. The applicant may need to provide details such as the property's survey number, owner's details, and the period for which they require the Nil Encumbrance Certificate.
- Make sure that the applicant has attached all the necessary documents that are mentioned in the “Required Documents” section of this page.
- The applicant has to attach the photocopies of the required documents along with the application form while submitting.
- Submit all the documents with the completed form to the concerned officer.
- The applicant has to pay the prescribed fee as requested by the authority.
- After receiving the application, the concerned authority will check the submitted application and document set. If all are in place, the application will be accepted.
- An acknowledgement receipt will be provided. The applicant has to save it for future reference.
- Then the application will be processed further. All the updates on the application status will be sent via SMS to the applicant’s mobile number.
- The Sub-Registrar's Office will conduct a verification process to ensure that there are no encumbrances on the property.
- Once the process is completed, the applicant gets a call from the office regarding the application.
- Once the verification process is complete, and it is confirmed that there are no encumbrances on the property, the Nil Encumbrance Certificate will be issued to the applicant.
- The applicant may need to collect it in person or provide a self-addressed envelope to send it to their address.
- Thereupon the applicant has to review the Nil Encumbrance Certificate thoroughly to ensure that all the details are accurate and that it serves the intended purpose.
- This entire process can be completed within 15 – 20 days or as per the timeline advised by the respective department authority.

Need for the Document
