Apply In Person
- File an FIR in your nearby police station stating that your sale deed is lost, misplaced, or stolen.
- You can check the status of your FIR online before visiting the Sub-Registrar's office (SRO). The address of every office available in the state, link
- Publish a lost and found advertisement stating your deed details with your contact information on any newspaper of choice. Wait for 2 to 4 weeks for someone to return your deed if it was just misplaced.
- Visit the Sub-Registrar’s office where your property is registered and make an application to get the certified copy of your sale deed after the waiting period.
- Then, prepare an Affidavit on stamped paper.
- You have to state everything that happened and sign an undertaking. Attach the FIR, newspaper ads, and other press clippings (if any) to the Affidavit.
- The deed application form for an offline procedure is available in the Sub Registrar's Office.
- In the deed application form that you have to submit along with your Affidavit and documents that are mentioned in the “Required Documents” section. Fill in every detail such as year, type, and document number along with your name and contact number.
- After paying the required fee in the Sub-Registrar's office, hand over the deed application with FIR, newspaper ads, and Affidavit.
- After verification, a certified copy of the deed will be issued by the Sub-Registrar office.
- Note: Advertising in the newspapers is a statutory requirement. And get a copy of your FIR before publishing because some news companies require one when you enquire to be published.

- When you click on the [tnreginet.gov.in link] you will be taken to the Tamil Nadu Registration Department portal.
- If you are already registered with this website, then you could just “login.” If you are new, then follow the below steps to register.
- Below the login box, you will have the “User Registration” option. Click on that and fill in the online form.
- On that page, you will have to fill in some general details about yourself.
- Fill in the details and click "complete registration.” Check once before you click this option.
- Immediately your id would be created for you. You can go back to the home page and log in as an existing user now.
- Once you log in, you can click the “e-services” drop-down box in the menu. From there you click “Certified Copy” option which will open some options and then you finally click “Search and Apply CC.”
- Once you are done filling in the details of the documents you require, the next page will be about general Information, just your name, and contact number.
- The next comes the payment details. You will get a detailed bill; it will range from 280 to 300 INR based on your method of payment. You will be directed to a page with all your details updated and will be prompted to pay.
- You will have two options, pay now and pay later. If you are in a hurry, click “pay now.”
- You will be provided with a lot of options to pay the amount. You can choose your desired way of payment.
- Once you choose a method and proceed, you will get a pop-up section confirming your decision. You can proceed and then accept the terms and conditions on the next page.
- Upon submission, you can proceed to pay the bill, and when that is complete, you will be taken to a page that asks you to download the e-receipt.
- Now, under the same “e-services” drop-down box, you can check your status. You won't be able to view it immediately because the office needs time to approve your request.
- Once you have been approved, you will get the download option near your document, and you can view your document and print it out.
Note: According to this website, any new user should avail one of the services provided by the website within seven days of id creation.
And existing users should use the website at least once in three months for some service. Failing to do so will get your account on the website deleted.
Apply Through CSC:
- To Obtain Certified Copy of Sale Deed (Registered Land Document), The applicant has to approach the respective “CSC” center link
- The applicant has to select state, district, and block name from the drop-down menu, or the applicant has to click on their respective district to find nearby centers.
- Please visit the center and consult with the center operator about your requirement.
- If the operator issues an application form, then collect it and pay the requisite fee. Please complete the application form.
- Now, submit the completed application along with the required documents as per the “Required Documents” section of this page. It is advised to take the documents in their original to the kiosk for scanning purposes.
- The operator will process the application online. On successful submission, the applicant will receive an application number as an acknowledgment. The applicant will also get a transaction number as a text message on their registered mobile number.
- An applicant has to make the necessary payment as the center operator quotes and doesn’t forget to take the receipt.
- This application will be forwarded to the respective department for further processing.
- ”SMS” triggered update on application status will be sent to the applicant’s mobile. Please keep track of the notification.
- The submitted application will be processed by the department. A designated authority (supply officer) will verify the submitted documents and inspect the area of the applicant to clarify the applicant’s details.
- Based on the outcome of the above-mentioned steps and other internal processing, the designated issuing authority will decide on the issuance of the Certified Copy of Sale Deed (Registered Land Document).
- The status, viz. Approval or Rejection will be conveyed to the applicant through an “SMS” or applicable norms.
