  1. To obtain a Demolition Permit, you will need to apply at your local municipality's building committee. Note: For contact information to your local municipality, check link provided under 'Office Locations & Contacts' section.
  2. The following documents must be submitted together with your demolition permit application or notification of demolition:
    1. site plan
    2. cross-sectional diagrams
    3. new construction map
    4. faade drawings
    5. floor plans
    6. technical description
    7. inspection plan that clearly states what hazardous waste the demolition may give rise to and how it is to be handled
    8. notification of the inspection manager.
  3. When you apply for a demolition permit or submit a notification of demolition, you must pay a fee.
  4. The building committee in each municipality assesses applications for demolition permits and receives notifications of demolitions.

  • located in an area with a local plan
  • that lies outside an area with a local plan, but where the municipality has set a requirement for a demolition permit.

If you want to demolish a building or part of a building that does not require a building permit, normally you also do not need a demolition permit either, unless the municipality has decided otherwise.

You must submit an application for a demolition permit even if only a small part of the building is to be demolished.

Notification of demolition

There are cases where you do not need a demolition permit, but you may still need to submit a notification of demolition.

This applies when you want to demolish a building or part of a building that lies outside the area covered by the municipality's local plan. To demolish ancillary buildings to detached or semi-detached houses, you do not need to submit a notification.

If your demolition permit is granted or you have submitted a notification of demolition, you must await the go-ahead notification from the building committee before you can start demolishing the building.


Requirements

The demolisher must conduct checks and testing to the extent required by Sweden's Plan- och bygglag (2010:900) (Planning and Building Act). The demolition must be performed in accordance with the plan and observe due care.

For almost all demolition projects, there must be an inspection manager who is independent in relation to the demolisher. The inspection manager is to assist the developer in drawing up a plan for checking the demolition. An application for a demolition permit or notification of demolition is to state the name of the inspection manager.
