Apply In-Person:
To process in Sub registrar office

  1. One has to make sure that the property is owned by the person from whom the land is to be purchased.
  2. So, please apply for the EC (Encumbrance certificate – refer wikiprocedure.com for the procedure) with the registrar (Sub Registrar Office) and get the EC.
  3. Link for Sub registration office in the state online link
  4. To apply EC. Applicant has to go to the respective Sub registrar office and apply (If online process is available, then apply online) for EC as per authorities advice.
  5. If the results are satisfactory, then the documentation for registering the property shall be prepared.
  6. Now approach the Sub registrar office and confirm the date for registration.
  7. Procure stamp paper for registration of land as per the arrived land value. The land valuation will be calculated based on the government value for the said area.
  8. on the scheduled date, buyer, seller and witnesses should go to the registrar office and wait for their turn.
  9. On their scheduled slot, please follow as per authorities guidelines to process.
  10. Please produce your ID in original before the registrar along with the DD for the said amount to be paid to the seller.
  11. After verifying the details in-person, registrar will sign the respective order.
  12. Buyer, seller, witness should sign the registry as well as in the advised places of the document to finish the registration.


Note: All of whom involved in registration must carry originals of ID proof and address proof at the time of registration.

Online process - Rajasthan Register a Land or Property Online with Images

  1. Rajasthan Government has introduced online system for property registration procedure. Go to: online link
  2. In the given page, user shall select” Property Valuation for citizen” option under “online facilities” session as provided on the left part of the screen to get next page.
  3. In the new page, enter mobile number and verification code. Click on fresh valuation for registering immovable property.
  4. Here, User should process the page prompt for document details and hit respective tab to reach page for location details also make sure the prompts for commission, additional values (construction related) are also completed. Please hit the respective tab to get the next page.
  5. Here, stamp duty calculation can be arrived by completing the page requirements.
  6. Once the payment details session is over, user will have to complete party details and then upload necessary documents as prompted for.
  7. Now user has to make payment for the transaction (user can make manual mode of payment in sub register office as per his/her wish) by hitting the respective tab. This will lead to e-Gras page for making payment.
  8. Please follow the page requisite to complete payment process and hit respective tab to get the e-panjiyan page to book the slot for processing with sub registrar office.
  9. As result of above steps, user will get Citizen Reference Number, Fee Receipt and schedule for registration.
  10. For Registration, personally submit printout of the Report along with related documents to the Sub Registrar Office in exact time and date which is displayed in your acknowledgement slip and follow as per authorities guidelines to register the property.

  • You may approach The Revenue and Disaster Management Department, Government of Punjab to register a Land or Property.
  • In order to register land/property, one has to follow the provisions under The Registration Act, 1908; The Punjab Registration Rules, 1988; Indian Stamp Act, 1899; Punjab Stamp Rules, 1952 and amendments made therein from time to time.
  • The registration can take place at the Sub-Registration Office within which the property is located or in the District Sub-Registrar Office of the District where the property is located.
