Apply In-Person:

  1. To Apply for Land Titles, the applicant has to approach the Registry of deeds offices of Philippines Land Registration Authority link
  2. An application form will be provided to the applicant by the concerned officer.
  3. The applicant has to fill in all the necessary details in the application form. (Incomplete applications are not accepted)
  4. Make sure that the applicant has attached all the necessary documents that are mentioned in the “Required Documents” section of this page.
  5. The applicant has to attach the photocopies of the required documents along with the application form while submitting.
  6. Submit all the documents with the completed form to the concerned officer.
  7. The applicant has to pay the prescribed fee as requested by the authority.
  8. After receiving the application, the concerned authority will check the submitted application and document set. If all are in place, the application will be accepted.
  9. The authority may seek additional information from an applicant if this is necessary to assess the application. The authority does not need to deal further with an application until the applicant has provided this additional information.
  10. The documents will be turned over to the examiner who will check if all the requirements have been met, after which the information would be encoded.
  11. If the requirements are complete, the RD approves the applicant.
  12. A new land title will finally be printed and issued to the applicant.
  13. This entire process can be completed within 30 - 45 days or as per the timeline advised by the respective department authority.

  • Completed application form
  • The original plan in tracing cloth duly approved by the Director of Lands/ Regional Lands Director/ Regional technical Director and Two (2) blue print copies duly certified by the aforementioned officers.
  • Three (3) copies of technical description that conforms with LRC Circular No. 365 which duly verified and certified by the Regional Technical Director or his authorized representative.
  • Three (3) copies of certificates from the surveyor or Geodetic Engineer or certificate of non-availability from the Regional Technical Director; and
  • Four (4) copies of the latest Tax Declaration or Assessment Certificate from the Assessor’s Office where the land is located.
  • Description of the land
  • Citizenship of the applicant.

EligibilityEdit

The following persons shall be granted the right to apply for the initial registration of land title, either personally or through lawfully authorized representatives.

  • Those who by themselves or through their predecessors-in-interest have been in open, continuous, exclusive and notorious possession and occupation of alienable and disposable lands of the public domain under a bona fide claim of ownership since June 12, 1945, or earlier.
  • Those who have acquired ownership of private lands by prescription under the provision of existing laws.
  • Those who have acquired ownership of private lands or abandoned riverbeds by right of accession or accretion under the existing laws.
  • Those who have acquired ownership of land in any other manner provided for by law.

It’s important to ensure that the property you’re buying has a clean title, meaning it’s free from doubt of its validity. Here are some steps to be sure:

  • Check the quality of the paper used. The forms used in property titles are exclusively printed by the Bangko Sentral ng Pilipinas. The judicial form uses a type of paper which contains various security features, with the paper made out of 50% cotton and 50% chemical wood pulp with coloured fibres. The paper has a similar texture to a bank check. Fake title forms typically use material similar to cartolina or paper of inferior quality.
  • Go to the Registry of Deeds to ask for the certified true copy of the title. Visit the Registry of Deeds Philippines official website for addresses of local offices.
  • Consult an attorney. Being experts of land titles and deeds law, they would be able to judge if the document in question is real and clean
