Online process

  1. Karnataka Government has introduced online system for property registration procedure. The Link for online portal : link use the given link to apply online for EC.
  2. Create a user id by selecting “Register as new user” option provided on the right side of the page under login prompt area and login to the portal.
  3. Once log In, please use the option ”online EC” listed under Services on the left side of the page.
  4. Applicant will reach next page to enter details like duration for EC, property details, boundary details followed by OTP session to confirm for reaching next page.
  5. Next page shows details of summary. If you require digitally signed EC please pay as per prompt and save the application number generated online for future reference.
  6. Once the payment is paid , online process is taken to next phase.
  7. Authorities digital signature will be made on the certificate.
  8. User can use the same online link to select pending/saved application option to get the next page.
  9. Here use the application number obtained already and follow the page prompt to print the certificate



Apply online

  1. To Obtain Encumbrance Certificate (EC), the applicant has to make the application online via link – link
  2. If the applicant is a new user click the “Register HERE” button.
  3. The applicant has to enter the Aadhar number in the newly opened page.
  4. The applicant will get the OTP from the registered mobile number.
  5. The applicant has to enter the OTP number and click the “Allow” button.
  6. The applicant has to enter all the Email ID, Password, Phone number and click the “Submit” button.
  7. Now, the applicant has to login and click the “LOGIN IN”.
  8. The applicant has to select the respective department and the applying certificate.
  9. Enter all the details in the application form.
  10. Make sure that the applicant has to upload all the necessary documents which is mentioned in the “Required Documents” section of this page.
  11. The applicant has to pay the prescribed fee as requested (If Applicable).
  12. After completion, the applicant has to click the “Submit” button.
  13. The applicant will receive an application number as acknowledgement. The applicant will also get a transaction number as a text message on their registered mobile number.
  14. Once the verification process gets completed by the respective officer.
  15. ”SMS” triggered update on application status will be sent to the applicant’s mobile. Please keep track of the notification.
  16. The submitted application will be processed by the department. A designated authority (supply officer) will verify the submitted documents and inspect the area of the applicant to clarify the applicant’s details.
  17. Based on the outcome of the above-mentioned steps and other internal processing, the designated issuing authority will decide on the issuance of the Certificate.
  18. The status, viz. Approval or Rejection will be conveyed to the applicant through an “SMS” or applicable norms.

To process in Sub registrar office

  1. To apply for EC (Encumbrance certificate) with the registrar, applicant has to go to the respective sub registrar office where the land is registered

  3. Applicant shall collect the application form for EC at the respective sub registrar office (Or download using online link as explained) complete the form with details and submit the same with non judicial stamp affixed along with documents to the respective authority as advised
  4. Authorities will announce the fees to be paid. Please pay as advised
  5. A Receipt containing Acknowledgement ID is issued to the applicant.
  6. This application request will be processed by the department.
  7. SMS is triggered to the applicants informing the status of the application. As per notification, applicant shall visit the office to collect the certificate

Need for the DocumentEdit

  • The land registration process in India is governed by ‘Section 17’ under the Registration Act, 1908, applicable to whole of India except the state of Jammu and Kashmir.
  • The encumbrance certificate is a vital document to show that the said land belongs to the particular person and there is no litigation in ownership
  • It certifies, that the land does not have any legal dues. The EC for a property can be obtained from the sub-registrar’s office where the particular property has been registered.
  • The encumbrance certificate is important while applying for mortgage loan, selling land and for joint development etc.
  • In general, encumbrance certificate will be issued in
    • Form 16: If the property does not have any encumbrance during the said period. i.e., certificate of Nil Encumbrance.
    • Form 15: If the property has any encumbrance registered during the said period.
