Procedure

Apply Online

1. The Government of Karnataka provides a service to download a certified copy of the sale deed to every property registered after 2004.
2. If your property was registered before 2004, you have to follow the offline procedure to get a certified copy of the Sale Deed.
3. To avail certified copy of sale deed, click the Kaveri Online service link given below link
4. To avail the service, the applicant will need to register as a new user. Suppose the applicant has already finished the process, log in with the details. If not, follow the below steps.
5. The registration form will require details of the user’s name, city, gender, address, email id, phone number, identity proof (Aadhar card/PAN card/Voter’s ID), and security question.
6. Once you fill in all the details, click the “Submit” button. Once you enter the OTP sent to your phone, an activation link will be sent to the email id with the password.
7. You can activate the link and set a new password following the steps prompted by the website.
8. You can now go back to the home screen and click on the “Online CC” option under the “Registered User” table.
9. Now you will be directed to a page that requires information such as, Document type, District, Sub-Registrar’s office , Document Number, Book Type, and Year of Registration.
10. After filling the form, click the “Search” button below. If you are looking for a signed copy (certified copy), then tick the box near the “Check for Signed CC” wordings and then click the search button
11. If you don’t want the signed copy, you can just download the form on the next page. If you are looking for a certified copy, you have to pay the suggested amount in the next step.
12. Once you finish your payment, an e-receipt will be generated. You can check your status by logging in every day to know if your document is uploaded.

Apply In-Person

1. File an FIR in your nearby police station stating that your sale deed is lost, misplaced, or stolen.
2. You can check the status of your FIR online before visiting the Sub-Registrar's office (SRO). The address of every office available in the state link.
3. Publish a lost and found advertisement stating your deed details with your contact information on any newspaper of choice. Wait for 2 to 4 weeks for someone to return your deed if it was just misplaced.
4. Visit the Sub-Registrar’s office where your property is registered and make an application to get the certified copy of your sale deed after the waiting period.
5. Then, prepare an Affidavit on stamped paper.
6. You have to state everything that happened and sign an undertaking. Attach the FIR, newspaper ads, and other press clippings (if any) to the Affidavit.
7. The deed application form for an offline procedure is available in the Sub Registrar's Office.
8. In the deed application form that you have to submit along with your Affidavit and documents that are mentioned in the “Required Documents” section. Fill in every detail such as year, type, and document number along with your name and contact number.
9. After paying the required fee in the Sub-Registrar's office, hand over the deed application with FIR, newspaper ads, and Affidavit.
10. After verification, a certified copy of the deed will be issued by the Sub-Registrar office.

Note: Advertising in the newspapers is a statutory requirement. And get a copy of your FIR before publishing because some news companies require one when you enquire to be published.
