Jharkhand - How to Pay Property Tax

- In Jharkhand property tax is collected by the Municipal Corporation which is regulated by the Urban Development and Housing Department of Jharkhand from respective property owners.
- When a property is purchased and registered, it automatically gets updated in the server and intimation to the owner through SMS on his mobile number to collect a 15-digit unique holding number will be sent.
- Property tax can be paid both Online as well as offline method
- If you fail to pay the tax within the specified time limit, the assessing authority may impose a penalty which will be equal to five times of the rate of property tax imposed.
- Anyone undervaluing the property would be penalised.
- Tax can be paid in instalments (1,2,3,4) depending on the volume. If the tax is under 10,000, then it needs to be paid in one instalment
Apply In-Person
- As a first step one has to get the assessment for the property if the assessment invoice from respective authorities is not provided
- Please use the following link and process the required selection and instruction for the holding number and get the holding invoice generated. Link for online: Self-assessment link. Please select “Self Assessment” under “Property / Holding Tax” session.
- In the following page, select the respective ULB and hit “Go Now” to reach the next page
- User shall follow the instruction as listed to get the assessment
- OR
- Shall be assessed by using the form collected from Jan Suvidha Kendras and ward offices across its 55 wards from 9am to noon

- Tax payers can also call the tax collectors for any query at the toll-free number 180001212241 or at 7145511/12/13/14. 200 tax collectors from Sparrow Softech will visit every household to assess the property
Apply through Paytm
- To Pay Property Tax, the applicant has to download the app from the following link
- The applicant has to click the “Municipality payment”.
- The applicant has to select the respective corporation from the list.
- The applicant has to enter the property ID and other minor details and then click the “Get Tax Amount” button.
- Now the amount will be displayed on the screen and click the “Proceed to pay” button.
- The applicant has to select the payment method.
- Enter the payment details and click the “Pay” button.
- The applicant can check the payment summary after the payment gets successful.
- The processing time for this procedure is complete within a few minutes.
Apply Online
- To Pay Property Tax,the applicant has to make the application online via link
- The applicant has to click the “Pay Property Tax” from the service option related to the property section.
- The applicant has to click the “Pay Property Tax”.
- Enter the registered mobile number and click the “Send OTP” button.
- The applicant has to enter the property ID and click the “Search” button.
- Now complete the details of entering about the owner.
- The applicant can check the details of the payment.
- Confirm the Payment amount and click on the “Proceed to Pay” option.
- The applicant has to select the payment option.
- Enter the payment details and click the “Pay” button.
- The applicant can check the payment summary after the payment gets successful.
- The processing time for this procedure is complete within a few minutes.
Pay in person
- To pay property tax in person, Please visit the local municipal office. Submit the details and documents for the respective holding number in the respective counters. Authorities will verify the details and announce the payment. Please pay the amount to complete the process.

- Residents shall pay the tax in cash, cheque, or demand draft to the Tax collectors. Link for tax Collectors for tax collectors. #Please select “Know your Tax Collector” under the “Property / Holding Tax” session.
- In the following page, select the respective ULB and hit “Go Now” to reach the next page for the list of tax collectors for the selected ULB
- Officials will verify whether self-assessment has been correctly done after the payment is made.
- The processing time for this procedure is complete within a day.
Apply Online:
- In order to pay property tax through the online portal in Jharkhand, one has to visit the online portal. Please follow the following link: Online portal link
- In the given page, please select “Pay Property Tax” option under PROPERTY / HOLDING TAX MENU.
- The new page will prompt “Please Select ULB” and select respective ULB from the drop down menu and hit “Go Now” to get the next page
- Please select / enter details prompted including holding number and hit “Search” to access the details of property list.
- Please select “View” at the end of the details against the property detail for your holding number.
- The resulting page will show details of the property, tax details and amount. Verify the details and hit “Pay Property tax” at the bottom of the screen to reach the next page.
- Here click box against “I agree…” and hit “Pay Property tax online” tab to get the payment gateway page.
- Make payment using appropriate applicable option through payment gateway (Debit/credit / Net Banking)
- After making payment online, the receipt will be generated for further reference, and that can be taken printout. The same would be received in your e-mail / mobile

The property tax paid is valid for one year. Every year, you should renew it. (In certain place the tax will be collected for six months too)

- Land owners / Property owners are subjected to pay certain amount to the concerned local government or to the municipal corporation of the concerned area are called as property tax.
- Property tax or 'house tax' is a local tax imposed on owners of an apartment, land and building by the Government. The governing authority of the jurisdiction levies the tax to the owner in which the property is located.
- Property tax clearance is required for most of other service like Water, Sanitary, Electricity connection etc.
- Owners of residential properties are liable to pay property tax to respective department on a specified period of time and has to be paid regularly (period can be 6 months or one year in respect to the state).
- Tax Exemption is applicable for selected citizens / organizations (Educational Institutions, Charitable institutions, Ex-serviceman / In-service man, retired pensioners association, NGO Homes/Teachers Association Buildings) as applicable.

- All residential and commercial (non-residential) properties are assessed for tax.
- The information about all the new constructions, existing construction and improvements to the property must be provided to the respective Department of the state to make necessary changes to tax assessment.
- Note: There will be strict action against the defaulters. It is advisable to pay the tax on time to avoid such situations.
