India - Obtain Land Mortgage Certificate (Coleteral)

Apply In-person

  1. To apply for a land mortgage the landowner is required to show a non-encumbrance certificate.
  2. The applicant has to approach the nearest Sub Registrar Office (SRO) or can approach the concerned deputy commissioner between 10:00 AM to 1:00 PM.
  3. Please collect the relevant application form for Encumbrance Certificate (EC) from the officer and fill it with the required details.
  4. Attach the documents as mentioned in the “Required Documents” section of this page.
  5. Submit the form and necessary documents to the respective authorities.
  6. Pay the fee has per the authority’s request.
  7. Once the verification process gets done, the applicant will get a notification through SMS.
  8. After 21 days, an SMS update regarding EC approval will be sent to the applicant’s mobile number.
  9. Please visit the SRO office to collect the certificate.

Required DocumentsEdit

  • A request for an EC (application) along with the details of your property, the purpose for which you are applying for an EC and the time period for which you want it issued. This should be recorded on blank paper.
  • Form 22 which you get at the SRO.
  • An attested copy of your address proof.
  • Attested a copy of the title deed of your property. Sale deeds, gift deeds, exchange deeds are all called ‘title deeds’ since they clarify your property’s ownership.
  • A copy of your mortgage deed if it has an encumbrance.
  • A copy of a letter of reference of the authority before whom the certificate is to be submitted.
