Apply In-Person:
To process in Sub registrar office

  1. One has to make sure that the property is owned by the person from whom the land is to be purchased.
  2. So, please apply for the EC (Encumbrance certificate – refer wikiprocedure.com for the procedure) with the registrar (Sub Registrar Office) and get the EC.
  3. Link for Sub registration office in the state online link Select the name of the district on the left part of the screen and get the contact details under “Sub Registrar Office” session.
  4. To apply EC. Applicant has to go to the respective Sub registrar office and apply (If online process is available, then apply online) for EC as per authorities advice.
  5. If the results are satisfactory, then the documentation for registering the property shall be prepared.
  6. Now approach the Sub registrar office and confirm the date for registration.
  7. Procure stamp paper for registration of land as per the arrived land value. The land valuation will be calculated based on the government value for the said area.
  8. On the scheduled date, buyer, seller and witnesses should go to the registrar office and wait for their turn.
  9. On their scheduled slot, please follow as per authorities guidelines to process.
  10. Please produce your ID in original before the registrar along with the DD for the said amount to be paid to the seller.
  11. After verifying the details in-person, registrar will sign the respective order.
  12. Buyer, seller, witness should sign the registry as well as in the advised places of the document to finish the registration.


Note: All of whom involved in registration must carry originals of ID proof and address proof at the time of registration.

Online process - Gujarat Register a Land Or Property Online with Images

  1. Gujarat Government has introduced online system for property registration procedure. Go to: online link
  2. In the given page select “Model Draft” option for new page. Here download required draft and fill it with appropriate details. Please scan this document to apply online.
  3. Now again go to the home page and select the option “Public data entry” option to get next page.
  4. In the new page, please read the instruction and click on “I Agree” option and the “Pre Registration Data Entry” tab will be enabled. Click on that for processing further.
  5. In this page please complete the page prompt for “Start registration new data entry” session and hit “Submit registration details” tab to get next page.
  6. Now user has registered for applying and in this page, one has to complete following sessions and hit respective tabs to get successive sessions. The sessions are, “Presentation step1”, “Payment details:”, “Party details”, “Payment status”…
  7. After a successful payment, user gets e-Challan copy by clicking on “Print details” e-Challan option. You require e-Challan details for filling application.
  8. User will get a 13 digit data entry number keep it safe. Take print out of e-Challan for future reference.
  9. For Registration, personally submit 13 digit data entry number, printout of the Report along with related documents to the Sub Registrar Office in exact time and date which is displayed in your acknowledgement slip and follow as per authorities guidelines to register the property.

  • Registration fees and stamp duty are not same in all states of India.
  • The stamp duty is established on the agreement value or the market value and may vary from property to property and place to place.
