Procedure

Apply In-Person

1. To Apply for Building Permit in Ghana, the applicant must go to the Accra Metropolitan Assembly (AMA) office. contact link
2. Then, the applicant must obtain the application form from the AMA office.
3. Applicant has to enter all information in the application form.
4. Applicant must make sure to carry all necessary documents that are mentioned under “Required Documents” section of this page.
5. Applicant should attach photocopies of documents along with the application form while submitting it at the office.
6. Building plan approval fee: 1.1% of the estimated cost of construction.
7. Before applicant can get a permit, the government agency has to confirm that the land legally belongs to you.
8. After the Land Commission has confirmed that he/she do indeed own the land his/her want to build on, he/she can begin the building permit process with the AMA. The AMA will assemble a committee of inspectors to observe the land and analyze your building plans or House Plans.
9.  If they approve of his/her plans, they will submit a recommendation to the Statutory Planning Committee, which is the government agency that will actually administer the building permit once the documentation has been reviewed.
10.  A building permit will be issued. The building permit is granted only provisionally, until the structural segment is approved.
11. Generally, the processing time for this procedure 10 working days.

• Application form (properly filled-up application forms duly signed and sealed by engineer concerned)
• Attach completed lad ownership document from lands commission.
• Attach three/four copies of architectural drawings signed by an engineer.
• Attach four copies of structural drawings signed by an engineer.
• The proposed development must conform to zoning status.
• A certified soil test report.
• Fire certified report including drawings from the Ghana national fire service.
• Environmental protection agency permit.
• Structural integrity report in case construction development has already commenced or is completed.
