Apply In-Person:

  1. To Apply for Certificate for Customary Ownership of Land in Ghana, the applicant should contact the Land Commission office. Contact link
  2. The applicant has to make sure that he or she has all the required documents that are required for this process to be successful and they can be found under the "Required Documents" section of this page.
  3. Get the plot and block number for the land in question.
  4. Request a search and obtain Application form 1 the Registry of Titles available at the District Land Boards offices and pay a fee of 5,000/= that can be found under the "Fees" section of this page.
  5. The Applicant has to fill in the forms in triplicate and submit them to the Recorder at the sub-county, who is also the sub-county chief.
  6. The Area Land Committee puts up a notice on behalf of the District Land Board of applicants intention to acquire a certificate. This aims at informing the public of the applicant’s intentions
  7. The committee goes ahead to mark boundaries, rights of way and other forms of easements.
  8. The committee then makes a decision to the legitimacy of such an application using customary law as their guidance.
  9. The decision of the Area Land Committee is put into writing. Three copies are made. The original is forwarded to the District Land Board together with a sketch map of the area.
  10. It is a recommendation, which the Board considers and may either accept or reject with reasons for rejection. When the Board accepts, its acceptance is put in writing and it is sent to the recorder who then issues the certificate at the sub county.
  11. A Customary Land Identification number is given to each certificate of customary ownership issued and a fee of 5,000/= is paid that can be found under the "Fees" section of this page.
  12. Processing time may be ten days(1) to four (4) weeks, however when the new digitalized process of the lands office is completed, chasing a special land title will be taking minutes instead of weeks.

  • A land title has no validity period as long as it is issued by the authorized body and transfer of title to another person is not made.

  • In order to register land/property, one has to follow the provisions under The Registration Act, 1908, Indian Stamp Act, 1899 and amendments made therein from time to time.
  • The registration can take place at the Sub-Registration Office within which the property is located or in the District Sub-Registrar Office of the District where the property is located.
