Apply In-Person:
- To Apply for Certificate Search (Land registration) in person, the applicant has to approach the Land Commission office in Ghana contact link
- Certificate Search can be done in person by visiting the Land Commission Office or in any of their Land Offices in the applicant's Local district/ Sub County.
- Here, the applicant will be provided with an application for Official Search Form to fill and submit.
- This form can also be obtained from the Land Commission Office.
- The applicant has to make sure that he or she has all the required documents that are required for this process to be successful and they can be found under the "Required Documents" section of this page.
- Payment of appropriate fees should be made, which can be found under the "Fees" section of this page.
- Submit the completed form in two copies along with the supporting documents to the respective office.
- This application will be processed and the information will be verified by the LC office.
- After the search, one is issued with a stamped Certificate of Official Search Form showing the status of the land.
- The land search at the Lands office takes an average of 3 days.

- Foreign national registration certificate- alien card (copy) for foreigners who are residents in Ghana.

- Citizens and Non- Citizens above 18 years of age or their representatives (agents or advocates) may make the land search.
FeesEdit
- A fee of GHS.500.00 is charged for the registration search.
ValidityEdit
- The validity of the search is forever. However the land search loses its validity once the land is sold.

Land registration search ideally confirms that:
- The person selling the land to the applicant is the legal owner (In case the applicant wants to buy the piece of land).
- The land has no encumbrances that may include a charge by the bank, or a caveat restricting the sale of the land amongst other issues.

- The lands commission is established by article 238 of the 1992 constitution Act, 2008 (Act 767) as a body corporate with perpetual succession, a common seal, and sue and may be sued in the corporate name.
