Procedure

Apply In-Person:

1. To Apply for Assessment and Payment of Ground Rent in Ghana, the applicant has to approach the Land Commission office. link
2. Then, the applicant must obtain the application form from land commission office.
3. Applicant has to enter all the information in the application form.
4. The applicant has to make sure that he or she has all the required documents that are required for this process to be successful and he/she can be found under the "Required Documents" section of this page.
5. Applicant should attach photocopies of documents (whichever is necessary) along with the applicant form while submitting it at the office.
6. Payment of appropriate fees should be made and that can be found under the "Fees" section of this page.
7. A completed application form submits to the land commission office.
8. If payment is verified, the notification will be sent to the applicant by the Land Commission Office.
9. Generally, the processing time for this procedure takes 1 month.

Apply online:

1. Go to the online website. Link for site online link
2. In the given new window, click “login/register” button under “Login/Register to Avail following Facilities” on the left part of the screen.
3. User will reach login page. Please enter “User Name”, “Password” and “Captcha” as appropriate and click “Login” button.
   • If the applicants are a new user, then user please use the “Don’t have account, register…..” option to reach registration page. Complete the page prompts as appropriate and click “Register” button to register and then login.
4. Once login, in the given page click “Correction in personal details” button.
5. A new page prompts user to choose either “Self” or “Family” as per requirement. Please choose as per requirement and click “Next” button.
6. User shall also select the language of choice.
7. In the new page please enter the Part number and Serial number at the prompted space. Make entries which require changes or correction. Fill the required details correctly.
8. Upload relevant documents as applicable. Please enter email ID, Phone number and other details as applicable.
9. Enter the captcha at the prompted space and click “Submit” button to apply online.
10. A system generated reference id will be displayed as acknowledgement.
11. Save this id safe for the future reference to check the status.
12. This application will be processed by the department.
13. The internal process will be initiated to verify the details.
14. Applicant gets notification about the Assessment and Payment of Ground Rent on the different stages of process.

Need for the Document

• Ground rent is paid to the Commission for disbursement among legitimate traditional owners of the land. This is paid annually on residential and commercial real estate owners across the country.

• A reasonable price for ground rent in most markets 1 cent per square foot of land. If the applicant’s parcel is 15,000 square feet, the applicant would use a ground rent calculator equation to multiply 0.01 by 15,000 to charge his/her buyer/tenant an annual ground rent of $150. The applicant will likely divide the rent into two payments of $75.
