Egypt - Apply for Real Estate Tax

Egypt introduced a new tax law No 196 of 2008 with effect from 23 June 2008 to be applied with effect from 1 January 2009. Tax Rate: 10 % of the annual rental value after excluding the following representing an assumed maintenance expenses:

  • 30% of the rental value for properties used for living accommodation
  • 32% of the rental for properties used for other purposes

Real estate tax is imposed on Egyptian real properties, payable by the owner. Whether the property is actually leased out or not, the tax is levied on the rental value of the property, which is assessed every 5 years for properties by the tax authority.

Real estate tax is levied at a flat rate of 10%.

A flat rate of 2.5% of the gross proceeds is levied on sales of real estate or building sites, within the boundaries of Egyptian cities. This tax applies even on transfers of property to spouses, descendants, and ancestors.Thus Inheritance tax was abolished in Egypt in 1996.

Real estate tax is levied after deducting the following assumed maintenance expenses:

  • 30% of the rental value for residential properties
  • 32% of the rental value for non-residential properties

Residential properties with an annual rental value of less than EGP6,000 (US$839) is exempt from real estate tax.

To obtain the license for the first time:

  • Completed application form

  • Business registration from registry of deeds

To renew your license:

  • Completed application form
  • Previously issued license
  • Valid identification: Passport or National ID
  • Business registration from registry of deeds


  • Go to the Office of General Directorate of Taxes at the Egyptian Tax Authority.
  • Bring the required documents.
  • Present the documents.
  • You will be asked to wait while your documents are being processed.
  • You will be called to the cashier to pay the application fee.
  • Pick up your House/Real Estate Tax.
