ProcedureEdit

Here's how you can obtain a certified copy of a cadastral plan.

  1. To request for a copy of the cadastral plan, visit a Land Registry Office. There's no need for the registered owner to appear to carry out the process in any of the Departments (Plan Certificates or Services Platform).
If the requestor knows the plan number, he/she can go directly to the Digital Services Platform where he/she will be served. Otherwise, he/she will have to make the inquiry in the basement of the Land Registry Office, where specialized studies are carried out to verify if the property has or does not have a cadastral plan.
Not all properties have a cadastral plan. To check if a property has one or not, it is necessary to make an inquiry in the Real Estate Registry by number or in the National Land Registry Office database.
Plans of condominiums and developments may only be inquired about in the Plan Certificate Department, located in the semi-basement of the National Land Registry Office.
  2. You will be asked to provide the name of the registered owner, or in case there is none, the possessor of the real estate.
  3. You will also need to give the identity card number of the owner or possessor (natural person or corporation). Real estate registration number, Property number, regardless of it being a regular property, a condominium (matrix property plan or subdivision) or maritime-terrestrial zone.
  4. If the property is not registered through a public instrument, a notarized bill of sale should be submitted.
  5. Pay the application fee.
  6. Your application will be processed immediately.

Need for the DocumentEdit

The Cadastral Plan is the official map of a real property. Surveying the property and updating the cadastre plan in the National Registry gives assurance that your property does not overlap (and is not overlapped by) any other cadastre plan. It is very important to know this key information before you buy a property or start any construction on the property. This will save from any legal problems in the future.
