Botswana - Apply for a Certified Copy of a Title Deed

Apply In-Person
- You should contact the Deeds registry offices on where the land is allocated for more information on the application process.
- You will be required to post two separate advertisements about your application. Templates of the advertisements required can be obtained from the above offices.
- One advertisement in the Botswana Government Gazette.
- One advertisement a week for two consecutive weeks (i.e. one advertisement in each week) in the newspaper which circulates in the same area as the parcel of land in question.
- At least 3 weeks after the last of the advertisements (stated above) has been published and there is no public objection, you (the owner) or conveyance should visit the deed register office to file the application with the office.
- Accurately fill in the application forms, (Affidavit and certified copy of lost title deed forms) which are obtained from the above office, attach all the requirements and submit them for verification and processing.
- If the registry is satisfied that you have complied with all the requirements as set for the application and the is no public objection, you will be issued with the title deed copy immediately or within 5 working days if the application was filed by a conveyancer.
Required DocumentsEdit
- Copies of advertisements in local papers (2 separates ads) and the Botswana Government Gazette.
- Fill in the Affidavit form, in which the registered owner identifies themselves as the individual to whom the title deed belongs. It is in this affidavit that:
- The applicant must describe the deed.
- State that the deed has not been pledged or detained by anyone as security.
- That it has actually been lost or destroyed.
- That should the deed (floating copy) be found, it shall be surrendered to the Registrar of Deeds.

EligibilityEdit
Any registered owners of a title deed to a parcel of land may apply for a replacement certified copy of the title deed.
FeesEdit
The service is for free but there is a cost recovery measure for copies made at BWP1.00 per page.
