Apply In-Person:
- To Acquire a Property (Non-Citizen) in person, the applicant has to approach the Ministry of Housing and Land Use Planning link
- Research: Research the Mauritian property market and decide which area they would like to purchase a property in. Consider the cost of the property, the local amenities, and the local infrastructure.
- Hire a Lawyer: Hire a qualified lawyer who is experienced in property transactions in Mauritius. Make sure they are familiar with the laws and regulations relating to foreign buyers.
- Apply for Residency: Before the applicant can purchase property in Mauritius, they must apply for residency. This is a requirement for all non-citizens who wish to purchase real estate in Mauritius. The permanent residency can be obtained through the Board of Investment (BOI) in Mauritius.
- Choose a property: Once the PR status is obtained, it is important to choose a suitable property. In Mauritius, there are a variety of residential, commercial and industrial properties to choose from. It is recommended to consult a real estate agent to ensure that the property is suitable for the intended purpose.
- Prepare Financial Documents: Prepare the financial documents required for the property purchase, such as bank statements, proof of income, and other documentation.

- Open a Local Bank Account: The applicant must open a local bank account before making a property purchase in Mauritius.
- Sign the Purchase Agreement: Once they have found the property the applicant wants to purchase, they must sign a purchase agreement with the seller. This agreement will outline the terms of the sale, such as the price and payment schedule.
- There is no fee for this procedure.
- Register the Property: After they must register the property in their name with the local authorities. This will ensure that the ownership of the property is legally recognized.

- Obtain a Title Deed: Once the property is registered, they will receive a title deed, which is the legal document that proves ownership of the property.
- The processing time of an application is three months, upon submission of all necessary documents / Information.

Eligibility
- Non-citizens of Mauritius can acquire property in Mauritius subject to the laws of the country and approval from the Board of Investment (BOI).
- All non-citizen applicants must have a valid residence permit and have a minimum amount of capital available for investment in Mauritius.
Fees
- There is no fee for this procedure.
Validity
- Non-citizens are allowed to acquire property in Mauritius, but there are certain restrictions. The validity period for non-citizen property acquisition is 5 years from the date of purchase, after which it must be renewed every 5 years.
