Apply In-Person:

1. To obtain land mortgage certification (valuation certificate) in Kerala, the applicant has to visit an Akshaya centre.
   • To find an Akshaya centre near you, please visit: Akshaya centre
   • Click on “Locate your service” in the top right corner.
   • You will be directed to another page, enter your service which will be “Valuation certificate”, select your district and select your municipality or corporation and search for the nearest Akshaya centre.
   • The applicant will see an application form, fill in all details.
2. Enter all relevant details and approach an Akshaya centre.
3. Attach all documents as mentioned in the “required documents” section of this page.
4. You will have to pay a fee of 28 Rs (For SC or ST family Rs.12 and BBP family – Rs.20).
5. You will receive a receipt with your application number.

   Note: You will also receive timely updates on your registered phone number about the status of your application.

6. You can revisit the Akshaya centre after receiving an SMS that says “Certificate issued” if you need help or you can just download a digitally signed certificate.
   

Apply Online

1. Go to the official website. Link for the site: portal
2. To avail this service the applicant needs to have an account, if you have an account enter credentials. If you do not have an account you will have to register.
   • Click on “New portal user Creation”.
   • You will have to enter details such as your name, Aadhar number, DOB, locality etc.
   • Enter the captcha, click on “I agree” and then click on “Validate” to make sure all information entered is correct.
   • Click on “Register” to create an account.
3. Now, click on “one-time registration”, enter all the relevant details and click on “Duplicate”.
4. Click “Submit”, you can edit or change your details later by clicking on “Edit registration”.
5. Click on “Applicant Registration”, you will be directed to another page.
6. Select “Apply for certificate”, click on “get started”.
7. Enter your E-district register number, select the type of certificate as “Valuation certificate” and add certificate purpose.
8. Enter your name and select self for the relationship option.
9. After saving, the applicant will have to attach documents as mentioned in the “documents needed” section of this page. (PDF format)
10. Once you upload all the documents you will have to make a payment of 15 rs.
11. You will be directed to a payment acknowledged page save this.
12. You will receive timely SMS about the status of your application, and once it has been generated you can download it online.
