Thane - Apply for No Objection Certificate for Rent

The Housing Department (MHADA), the Government of Maharashtra provides online facility to user to apply for No Objection Certificate for Rent. User can read the instructions and fill the form. Online service is provided by the government to save time of the user. The portal is available in two languages, English and Marathi; user can select any of the preferred language.

Apply Online through aaplesarkar :
  1. The applicant needs to register on the website Create User Id
  2. The applicant can login using the credentials and fill the form as instructed.
  3. The applicant can fill the online application form for “No Objection Certificate for Rent” in the citizen login section: Online Application
  4. Submit the application.
  5. After submitting the application, user will get a reference slip or number which should be kept for future reference.
  6. Status of the application can be tracked by the user in “Track your Application” section. For tracking the application, application id or reference number will be required.

Apply In-Person

  1. Applications can also be made in-person through the Housing Department (MHADA) offices and sub-offices.
  2. You will be able to find the office location information and contact information under the following link :Contacts
  3. Please make sure you have all the documents that are listed under the “Required Documents” section of this page.
  4. Fill the application form with the required information
  5. Submit the form in person to Housing Department (MHADA) Maharashtra.
  6. After the authorities validate your application and the documents that are submitted they will issue No Objection Certificate for rent.

Required documents[edit]

  • Aadhar Card

Mandatory Document (all the documents mentioned are mandatory)
  • Payment for service charges
  • Delivered delivery letter / transfer order / regularization order
  • Copy of receipt of payment of stamp duty on all changes, if statement / transfer is made
  • Certified copies of receipt of payment made to the entire outstanding MHADA and current month receipt (including land charges and non-agricultural charges etc.)
  • In case of non-objection certificate / society establishment of renting of tenants, affidavit on stamp paper of Rs. 100.

Photocopy of documents should be attached while applying in person and scanned documents should be uploaded while applying online. Keep all the documents in scanned form like JPEG, GIF and PDF, so that it can be uploaded while making online application on the website. If submitting in person, xerox copies needs to be attached.

Required Information[edit]

The elements listed below have to be included in an NOC by Landlord:

  1. Name of Landlord
  2. Name of the Company to which the premises is rented out to
  3. Address of the rented property
  4. Date
  5. Place
  6. Signature of the Landlord
  7. Contact details of landlord (optional)

Need for the Document[edit]

  • No Objection Certificate (NOC) by a Landlord becomes necessary when a Tenant (usually for a company), who has taken a property on lease from the landlord, plans to use the premises or a part of it as a registered office. Prior setting up a company’s registered office in a rented premises, the company has to get a No Objection Certificate by the landlord. It basically states that the landlord issuing NOC has willingly rented the premises to the company and has no objections for the premises (or a part of it) to be be used as the company’s registered office.
