Procedure

The Industries Department, the Government of Maharashtra provides online facility to user for applying for IT Park Letter of Intent. User can read the instructions and fill the form. Online service is provided by the government to save time of the user. The portal is available in two languages English and Marathi, user can select any of the preferred language. However, the application form can be printed and applied in person along with the necessary documents.

Apply Online through aaplesarkar :

1. To apply online, the applicant shall follow the given aaple sarkar link: Link and click on the "New User? Register Here" tab.
2. From the given options, select any one mode to create User ID and Password.
3. Now verify UID or Create your own user profile using OTP verification on your mobile.
4. A new page will open up where the applicant has to fill up all the personal detail(Name, D.O.B, Age, Gender, etc) in the portal.
5. Now enter the address as per the document.
6. After that provide mobile number and OTP, PAN No., UID No., and confirm password.
7. Now upload a photograph between 5kB to 20kB in JPEG format.
8. Now choose from the drop now menu any one of the Proof of Identity.
9. Finally provide a Proof of Address by clicking from the menu on screen.
10. Click on the declaration box and then click the "Register" tab.
11. After login, click Link and then click on “Apply”.
12. The applicant will get an application displayed.
13. Fill up the application form correctly and pay the requisite fee.
14. On completion, the applicant will be notified.
15. You can check the status of the application in the portal by signing in with User ID and password.

Apply through Mobile APP:

1. To apply via app, the applicant shall download the app from the given link: Link
2. Select the preferred language
3. A list of options will be provided from which the applicant must choose the concerned department
4. Now a list of services will be displayed from which the applicant must select the required service
5. The applicant must also provide the nature of service verification and click on “Apply” to proceed to verification
6. Once verified, the applicant will be informed about the further process.

Apply Through Centres:

1. To apply for IT Park Letter of Intent through centres, the applicant has to visit the respective “CSC” centre/sewa kendra. Please tap on the following link to locate the centre according to the respective district: link.
2. Make sure to have the documents that are listed under the “Required Documents” section of this page.
3. An application form can be obtained through the kiosk operator upon visiting the centre.
4. The applicant has to fill in all the necessary information in the application form.
5. Submit the application form with “Required Documents” to the office. It is advised to take the documents in original to the kiosk for scanning purposes.
6. The operator will process the application online.
7. On successful submission, the applicant will receive an application number as acknowledgement. The applicant will also get a transaction number as a text message on their registered mobile number.
8. Pay the fee as given in the “Fees” section of this page and collect the receipt.
9. An ”SMS” triggered update on application status will be sent to the applicant’s mobile. Please keep track of the notification.
10. Upon the satisfaction of the authorities, the permission will be granted according to the application.

Apply online via MIDC Single Window Clearance Portal:

1. Applicant needs to register on the MIDC website, the page can be accessed through following:Registration
   
2. Fill the application form
   
3. Save and Submit or you can fill the form and print it for submitting to MIDC physically.
   
   

Apply in Person:

1. Applications can also be made in-person through the Industries Department, Information and technology Branch (Government of Maharashtra) offices and sub-offices.

4. Submit the application form to Directorate of industries.
   
5. Please make sure you have all the documents (if any) that are listed under the “Required Documents” section of this page.

7. After the authorities validate your application and the documents that are submitted they will allow for IT Park Letter of Intent.

Mandatory Document (all the documents mentioned are mandatory):

• Documents regarding Land(7/12)
  
• Agreement with owner and land
  
• Letter regarding acquisition of land
  
• Documents regarding constitution
  
• Copy of challan of Rs5000/- fees paid
  
• Details of Developers in prescribed format
  
• Building plan approved by competent authority
  
• In case where application is not a owner of the land
  
• Permission of competent authority under Urban Land Ceiling(ULC)
  
• Affidavit as per prescribed format duly notaries on Rs 100/- stamp paper
  
• Intimating of Disapproval (IOD) from local body/ Mumbai Municipal corporation
  
• Zone confirmation certificate from Astt. Director, Urban Development or Competent authority
  
• Permission for commencement of building issued by competent authority(commencement certificate)
  
• Certificate from approved Architect indicating distribution of BUA to be used/utilized for IT industry and for other purposes
  
• Supporting documents like letters from concerned agencies regarding supply of electricity, dedicated feeder line, last mile connectivity, standby power, etc

Photocopy of documents should be attached while applying in person and scanned documents should be uploaded while applying online. Keep all the documents in scanned form like JPEG, GIF and PDF, so that it can be uploaded while making online application on the website. If submitting in person, xerox copies needs to be attached.

Eligibility

• Organizations establishing the private I.T. Park can be Registered proprietorship/ Partnership Firm/ Private Limited Company/ Public Limited Company/Co-operative Society or Trust.
  
• The Institute legally responsible for management of the Park, Promoter or Developer of the Park will be eligible for making Application for complying with the prescribed Criteria, Terms & Conditions for the I.T. Park.

Fees

Challan of Rs. 5000 paid through RBI, should be submitted along with the application form.

Validity

Explain the time until which the certificate/document is valid.

Criteria for various parameters for Private IT park:

1. Parameter for Infrastructure Facilities:Built up Area
   • Criteria:For setting up of I.T. Park minimum built up area of 20,000 sq.ft. will be essential including Additional FSI & TDR.
2. Parameter for Infrastructure Facilities:Utilization/Use of built up Area
   • Criteria:Public and Private IT Parks / AVGC Parks in Pune, Pimpri-Chinchwad, Greater Mumbai, Thane, Navi Mumbai, Kalyan-Dombivali, Mira-Bhayandar, Ulhasnagar municipal corporations and Ambernath municipal council area maximum 80% BUA is permitted for IT/ITES and maximum 20% BUA (excluding parking area) will be permitted for support services. Areas other than above mentioned municipal corporations and municipal council maximum 60% BUA is permitted for IT/ITES and maximum 40% BUA (excluding parking area) will be permitted for support services.
3. Parameter for Infrastructure Facilities:Arrangement for supply of Electricity and Capacity
   • Criteria:A sub-station for electric supply will be set up inside the compound of the I.T. Park having capacity to supply at the rate of 6 watt/sq.ft for the total built up area. It is necessary to provide supply to the I.T promoter through Dedicated Distribution Feeder from the nearest source of the Electricity Distribution Company providing power to the sub-station.
4. Parameter for Infrastructure Facilities:Arrangement for Stand By Supply
   • Criteria:It will be mandatory for the promoter to make arrangement for stand-by generation to the extent of minimum of 30% of the total power requirement determined in Sr, No. 3 above.
5. Parameter for Infrastructure Facilities:Connectivity
   • Criteria:If the satellite earth station is available for the I T. Park, no limit on capacity of connectivity is applicable. Otherwise it will be essential to provide minimum OFC connection of 2 mbps capacity.It is not necessary to establish an exchange inside the Park for providing double connectivity. However, there should be arrangement in the Park to provide Last Mile Connectivity and Gateway for International Connectivity.
6. Parameter for Infrastructure Facilities:Parking Capacity
   • Criteria:It is necessary to provide parking space inside the park for one vehicle per 100 sq.m. of the total built up area of the I.T. Park
