Maharashtra - Apply for Certified Copy of Record of Rights

The Revenue Department, the Government of Maharashtra provides online facility to user for applying for Certified Copy of Record of Rights. User can read the instructions and fill the form. Online service is provided by the government to save time of the user. The portal is available in two languages, English and Marathi. user can select any of the preferred language. However, the application form can be printed and applied in person along with the necessary documents to the Tahsildar or Talathi of the area.

Apply In-Person

  1. The applicant must apply to the Revenue Department offices and sub-offices. Find contacts of the district offices in the given link :Link
  2. Upon visit, get an application form and fill it up correctly.
  3. Now submit it to the concerned officer in the office along with all the “Required Documents”
  4. Pay the requisite fee
  5. Once the application is verified, the applicant will be informed regarding the further proceeding by the concerned authority.

Photocopy of documents should be attached while applying in person and scanned documents should be uploaded while applying online. Keep all the documents in scanned form like JPEG, GIF and PDF, so that it can be uploaded while making online application on the website. If submitting in person, xerox copies needs to be attached.

Need for the Document[edit]

  • The document is provided by the area revenue office, it gives farmer or the owner of the agricultural land a permanent document which contains the owner’s detail and also a unique khata number.

Information which might help[edit]

  • Record of Rights is one of the most important document related to agricultural land, it contains all the information related to the land. The information related to khata number, owner, the extent of property, district, village, surveys and other land related important information. The document has the ownership details of the property.
  • The terms Record-of-rights, Khatian, Holding, Tenancy, Jote, and Joma may seem to have some distinguished meanings; but in practical use, all these terms has almost same meaning and connotation. By the civil courts the record-of-rights can be corrected in two ways under two provisions of the State Acquisition and Tenancy Act; such as:-
  • Suit for direct correction of the record u/s. 145A(8) of SAT Act by a decree for correction of the record passed by the Land Survey Tribunal; or,
  • U/s. 54 of the SAT Act read with sec. 42 of S.R. Act by a decree for declaration of title or declaration of possession passed by a civil court and then correction of the record-of-rights u/s. 54 of SAT Act under said decree.
