ProcedureEdit

Apply In-Person:

  1. To Purchase a Property in Ghana, the applicant has to approach the Land Commission office-Contact Link
  2. Visit the property location and conduct a physical inspection on the property with the help of an expert person and also perform charting of the land by arriving at a sketch of the property/land.
  3. Make sure that the applicant has obtained the necessary land/property documents from the seller before entering into a contract.
  4. Applicants can also refer the “Required documents” section of this page in case if he/she has any doubts in this.
  5. Payment of appropriate fees should be made and that can be found under the "Fees" section of this page.
  6. Based on the inspection, negotiations on the price of property will be made and if the applicant is in agreement with the seller regarding the price, inform him/her about his/her decision of purchasing the property.
  7. The next step is preparing the Contract of sale which will be done by the Solicitor of the seller and gone through by the legal representative of the seller.
  8. After the conclusion of the contract, the applicant or buyer should proceed to pay the full amount of price of the property.
  9. Upon successful payment, the solicitor of any of the parties should compose a deed of assignment/agreement for the purpose of transferring the legal interest in the property.
  10. This deed of assignment/agreement is subject to further registration. Before that, the State Governor’s consent is necessary.
  11. To obtain the application form for Governor’s consent for Assignment Deed registration, the applicant has to visit the office of the Land commission office.
  12. Visit the office and obtain an application form for Governor’s consent for assignment deed registration from the relevant department.
  13. Make sure that the applicant has all the documents in the “Required documents” section of this page.
  14. Complete the form with required details and avoid it should be signed by both seller and buyer of the property. Sign the form and attach the required documents with the completed form.
  15. Submit it to the Governor in the State Government office and pay the consent fee as directed. Also, the proof of payment should be submitted at the office.
  16. After the completion of necessary processes, the Governor will issue the consent and the applicant can proceed to complete the Stamping of Deed.
  17. Then, he/she must proceed to register the Assignment Deed with the State Government by submitting the Governor’s consent, Stamped Deed and other documents (as required).
  18. Also, pay the required fees for the registration and after the completion of a set of verification processes, the Deed of Assignment will get registered.
  19. Generally, the processing time for this procedure takes 1 month.
