ProcedureEdit

Apply In-Person:

  1. To Apply for Special Use Lease, the applicant must visit the iTaukei Land Trust Board office in Fiji. Contact Link
  2. The application form must be obtained from the authorities in the TLTB office, or else it can be downloaded from the website. Application Form
  3. Make sure that you have all the documents that are mentioned in the “Required Documents” section of this page.
  4. The application form should be filled with necessary details, and along with the required documents, it should be submitted to the respective authority in the TLTB office.
  5. After the verification, the lease approval for the mentioned land will be issued to the applicant by the TLTB authorities.
  6. The fee details for the application are given below in the “Fees” section of this page.
  7. The processing time for the approval of lease takes about 6 weeks.

Required DocumentsEdit

  • Duly filled Application form link
  • Personal ID card such as FNPF/Driver’s License/Passport.
  • Birth Certificate.
  • TIN Registration No
  • Last Six (6) months Bank Statement.
  • Salary Slip and Confirmation of Employment Letter from Employer. (if in paid employment)
  • Certificate of Registration for Companies (if applicant is a Company) & Company Structure
  • Five (5) year Business Plan & Concept Plan for Development.
  • Financial Statement. (last 3 years for Company)
  • Majority consent (60%) of landowners for De-reservation if land is within iTaukei reserve.
  • Fee receipt.


Additional documents for Overseas Applicants:

  • Investment Fiji Requirements (RBF Clearance) & Evidence of Foreign Investment Registration Certificate from relevant authority. [Investment Fiji, RBF, Registrar of Companies etc.]
  • Department of Immigration Approval Application.


Other Requirements (in relation to type of proposal)

  • Conceptual Design/architects impression if development is for a large-scale Housing Estate, Industrial or Retail Commercial centre.
  • Approval in Principle by the Ministry of Tourism. (Tourism Lease)
  • Locality Plan of area applied for Feasibility Study. (Where applicable)
  • Entrepreneurship. (For Tourism Lease)
  • Business Plan - Projected Cash Flow.
  • Environment Impact Assessment. (Tourism Lease and other developments of more than 10 lots), and any other listed activities/development as per the Environment Management Act 2005.
  • Physical planning approval from the Director of Town and Country Planning which will include the environment and conservation aspect of the project. (e.g., Tourism Leases, Integrated Development Areas, Integrated Tourism Resort etc.).
  • Valuation of Existing Assets.
  • Resume/Company profile. (Where applicable).

Application Fee - $545.00

ValidityEdit

The validity of the Lease period will be mentioned in the Lease approval Certificate issued to the applicant.
