Apply In-Person:
- Before purchasing a property, the individual has to obtain property tax statement from the Tax authority of Ethiopia contact link
- Tax certificate is a part of the application at the Land registry based on national requirement of Law ACT.
- After negotiations and agreement is made in terms of contract, the buyer should pay the promised amount to the seller.
- Buyer has to register the property document at the Real Estate Registry Link
- The buyer must pay the registration fee of 10,000 Birr at the registration office.
- After the registration process is over, a site inspection is done by the respective surveying authority.
- After surveying is done, the land measurement department measures the property and provides a certificate for measurements.
- After all the above-mentioned procedures are over, the buyer gets a legal document of the property under their name.
- The process will be completed within 3-4 business months.

The following are the documents required for the process to get completed:
- Planning permission
- Building License
- Furniture pack and rental guarantee option
- In case of purchase of land, the owner will handle the contract and renewing of a 99-year lease to the buyer and for this service, the vendor pays 5% of the value of the contract when purchased.

- Buyer must have an Ethiopian citizenship. (both resident and non-residents).
- Buyer must have Ethiopian origin (Ethiopian parents).
- If a foreigner wishes to buy a property in Ethiopia, they must have an entry visa in Ethiopia.
- The land must have already been registered with the Government of Ethiopia.
FeesEdit
- Fee for registration is 10,000 Birr
- Fee for buying the property depends upon the agreement between the buyer and the seller.
ValidityEdit
The document is valid forever. It is a one-time registration process.

- The buyer must get an official statement of property tax from the Property tax authority office.
- Buyers must pay an extra fee known as “Buyers Commission”.
- The buyer must have a good Ethiopian lawyer at each stage of purchasing process.
- If a foreigner needs to purchase a property, they must have an entry visa.
- Once after purchasing, the buyer can sell the property to whomever they wish for.
