How to Apply

  1. Applicant {buyer or seller} should visit a certified notary office and present the land title and ID card to the notary to complete the formalities for the transfer of ownership process on your behalf {check list of certified notaries via this link Link
  2. The Notary then heads to the National Estate and Land Agency {ANDF} office and submits the requisition form to the deposit counter to be verified by the agent in charge, who will then issue a receipt sheet to the notary and advises him/her to make payment against the receipt sheet at the BGFI Bank counter and obtain the BGFI bank payment receipt.
  3. The notary then heads back to the ANDF deposit counter and presents the BGFI bank payment receipt and the requisition (original and copy) to the agent to be verified and obtain a requisition discharge.
  4. Then he/she {notary} heads to the ANDF withdrawal counter and submits the requisition discharge to the attending agent, who then issues the descriptive state.
  5. After obtaining the description state document, the notary draws up the deed of sale which is signed by the buyer and the acquirer. At this level, he recovers the original land title for the continuation of the formality of transfer of property.
  6. The notary then heads back to the ANDF stamp counter and buys the tax stamp (s), which are then affixed to each sheet(s) of the deed as required.
  7. The notary then heads to the ANDF registry office with his/her register and the signed and stamped deed of sale and present them to the deed registration officer to be verified, in which the registrar discharges that he {notary} has filed deeds for registration.
  8. The notary then has to wait for a duration of 3 days to be able to withdraw the registered bill of sale/deed of sale against his/her register at the ANDF registry office.
  9. He/she {notary} then heads to the ANDF deposit counter and submit the request for transfer to the agent in charge, who then issues receipt sheet {transfer costs} and advises the notary to make payment against the receipt sheet the BGFI bank at the ANDF premises and obtain a BGFI bank payment receipt.
  10. The notary then heads back to the ANDF deposit counter and submits the following documents to the agent {BGFI bank receipt, registered bill of sale, request for transfer (copy +original), purchaser ID card copy} to be verified and recorded by the agent and obtain the request for transfer discharged.
  11. The notary will then have to revisit the ANDF office after 1- 2 days to collect the land title against the request for transfer discharged.

Need for the DocumentEdit

  • A Land Title Deed is a legal document showing evidence of ownership of land. In Benin, Land Title deeds are issued by the National Estate and Land agency {ANDF} under Ministry of Lands.
  • In case of transfer of ownership of a particular registered land the original owner should contact a certified notary, who on behalf of the owner informs the ANDF of the change, to enable the ANDF to process and issue a new title deed to the current owner.
