ProcedureEdit

Apply In-Person:
To process in Sub-registrar Office

  1. One has to make sure that the property is owned by the person from whom the land is to be purchased.
  2. So, please apply for the EC (Encumbrance certificate – refer wikiprocedure.com for the procedure) with the Deputy commissioner office (DC is Sub Registrar) and get the EC.
  3. Please use the following link for contact details link follow the page prompt and get contact details.
  4. To apply EC. Applicant has to go to the respective Sub registrar office and apply (If online process is available, then apply online) for EC as per authorities advice.
  5. If the results are satisfactory, then the documentation for registering the property shall be prepared.
  6. Now approach the Sub registrar office and confirm the date for registration.
  7. Procure stamp paper for registration of land as per the arrived land value. The land valuation will be calculated based on the government value for the said area.
  8. On the scheduled date, buyer, seller and witnesses should go to the registrar office and wait for their turn.
  9. On their scheduled slot, please follow as per authorities guidelines to process.
  10. Please produce your ID in original before the registrar along with the DD for the said amount to be paid to the seller.
  11. After verifying the details in-person, registrar will sign the respective order.
  12. Buyer, seller, witness should sign the registry as well as in the advised places of the document to finish the registration.

  • Applicant shall use the following link to make online use of pre registration, market value of the property, EC etc by following the options as applicable. Link : link
  • All of whom involved in registration must carry originals of ID proof and address proof at the time of registration.

Pre-registration process through Meeseva

  1. Go to the nearest Meeseva center. Link for Meeseva center details: Link.
  2. Click on the “MeeSeva Centres” option in the menu and select the “Map View” option.
  3. Applicant can collect application form from the counter staff (by paying applicable amount)
  4. Complete the form and attach required documents and submit to the counter staff. Please pay the service charge as advised.
  5. Upon submission, Authority will verify the details and do the online process using the computer.
  6. After successful processing, applicant will be provided with transaction ID(in the mobile number provided in application) along with schedule to process the registration.
  7. The application will be forwarded to the Sub Registrar Office.

  • The original document bearing signature of all parties.
  • Property details (survey number, surrounding land details, size of the land etc)
  • Challan/DD evidencing payment of full stamp duty, transfer duty (if any),Registration fee and user charges.

FeesEdit

  • Registration fees and stamp duty are not same in all states of India.
  • The stamp duty is established on the agreement value or the market value and may vary from property to property and place to place.
  • EC fees, Document preparation charges are other charges incurred.

This registration is valid till the land is sold to someone.
