- Brihanmumbai Municipal Corporation (BMC) is responsible for collecting Property tax.
- The property owners can now calculate property taxes on their own using the new Unit Area Assessment (UAA) system
- Property tax can be paid both Online as well as offline method
- Due date for payment of property tax in BMC is 30th June. Penalty is charged at 2% per month in case of delay in payment beyond due date.

- Property Tax is calculated as per the below formula:
- Property tax = Tax rate X Total carpet area/area of land if the land is vacant X type of building X age factor X usage factor X floor factor.
- Property tax = Tax rate X Total carpet area/area of land if the land is vacant X type of building X age factor X usage factor X floor factor.
Apply In-Person
- Property tax can be paid at Municipal Corporation or Citizen’s facilitation centers or at authorized bank branches such as Cosmos, HDFC, ICICI or Bank of Maharashtra or self-pay tax payment kiosks.

- Submit the Account number along with required documents to the concerned authority.
- As authorities verify the details and advise about the payment to make.
- Please use the respective challan to remit the fee in the fee counter, the applicant receives a receipt from the officials for the fees remitted. This receipt can be used as a proof for paying property tax.
Apply online
- To Pay Property Tax, the applicant has to make the application online via – link
- The applicant has to enter the property account number with a captcha and click the “Login” button.
- The applicant has to check the detailed history for tax payments.
- To pay online Click on the “Proceed for payment” button to Pay the applicant’s Property Tax. A popup with “pay now” or “pay later” will be displayed.
- Select pay now to reach the payment screen, make payment using the appropriate applicable option through the payment gateway (Debit/credit / Net Banking).
- Please fill in the required details and follow the screen prompt for the requirement and hit the respective button to pay the tax.
- After making payment online, the receipt will be generated for further reference, and that can be taken printout. The same would be received in the applicant’s e-mail/mobile.
- The processing time for this procedure is completed within a few minutes.
Apply through CSC
- To Pay Property Tax, the applicant has to approach the nearest CSC center – link
- NOTE: The applicant has to select a state, district, and block name from the drop-down menu, or the applicant has to click on their respective district to find nearby centers.
- The applicant has to visit the center and submit the tax pay invoice to an operator.
- The officer will check the details on the computer.
- Followed by the applicant can pay the amount to the officer by cash or online transaction.
- Once the payment process for the property tax is completed, the applicant will get a successful payment receipt from the officer.
- The processing time for this procedure is completed within a day.
Apply through Paytm
- To Pay Property Tax, the applicant has to download the app from the following link – link
- The applicant has to click the “Municipality payment”.
- The applicant has to select the respective corporation from the list.
- The applicant has to enter the property ID and other minor details and then click the “Get Tax Amount” button.
- Now the amount will be displayed on the screen and click the “Proceed to pay” button.
- The applicant has to select the payment method.
- Enter the payment details and click the “Pay” button.
- The applicant can check the payment summary after the payment gets successful.
- The processing time for this procedure is complete within a few minutes.
