Procedure

Apply In-Person:

1. To obtain a land mortgage in Madhya Pradesh, the applicant will need a land valuation certificate and a property encumbrance certificate.
2. To apply for an EC and land valuation certificate, the applicant will have to go to the nearest sub registrar’s office.
3. Here is the link to the location of the offices: Link
4. Collect the application form for the EC and land valuation certificate.
5. Enter details and affix a non-judicial stamp.
6. Attach all relevant documents as mentioned in the “Required Documents” section of this page.
7. Submit your application form along with all relevant details., the application will be forwarded to the concerned authorities.
8. You will receive an application number, keep this safe.
9. You will get timely updates on your phone regarding the status of the application.
10. Once approved, you can visit the office to collect the certificates.
    

Apply Online

1. The applicant has to visit the e-Panjiyan portal.
2. Here is the link to the portal: Portal link
3. Click on login.
4. If you have an account, enter credentials.
5. If you do not have an account, follow these steps:
   • Click on “New user”.
   • You will have to enter your personal details, contact details, your ID proof number, enter the captcha and click on “register”.
   • Your account is registered, you will be directed back to the login page.
   • Enter credentials.
6. Click on property valuation.
7. You will see a map displayed on the screen, click on the district your property is in.
8. Enter details such as your district, tehsil, area type and so on.
9. Select “Property type”.
10. Depending on the property type, you will have to enter details.
11. Once you click submit, all information regarding the value of your property is displayed.
12. You can take a printout of this.
