Preparation for Registration:
- One has to make sure that the property is owned by the person from whom the land is purchased.
- For that, please apply for the EC (Encumbrance certificate – refer [wikiprocedure.com Link] for the procedure) with the registrar (Sub Registrar Office) and get the EC.
- If the results are satisfactory, documents for the registration of the property will be prepared.
- The Applicant should calculate their stamp duty and registration fees. Using the Following Link you can calculate the stamp duty and Registration fees: Link
- The Land valuation should be calculated as per states rates of properties area.
Apply In-Person
- To register a property, buyer and seller have to approach sub registrar office which is located near the property of their districts
- Prepare the necessary stamp paper and valuation of Land as per that state government rates.
- Please make sure you have all the documents listed in the “Required Documents” section of this page.
- Both parties and witness have to keep their original ID at the time of Registration
- They have to submit the proper papers, original Identity cards and DD for said amount to be paid to the seller.
- In front of registrar, buyer, seller and witness have to put the signature and thump impression.
- After verifying details, Registrar will sign the document and put the stamp of their office and write down the Registration Number to the document to finish the Registration.

- Department of Revenue, Registration & Land Reforms, Government of Jharkhand has introduced online system of Property Registration.
- Online Portal: Apply Online
- This online Portal allows users forPre Registration and Get appointment of Sub Registrar office to the Property Registration
- You have to Register first to Login to use user Id and password
- Click on “Pre-Registration” option from the online registration menu, which is on the homepage of the portal.
- The user has to enter the valid email id and password and then click on the “Next” button.
- Now, select the “Application Type” and click on “Proceed for Online Application” button.
- On the next page, the user has to select the “SRO” and click on “Next“ button.
- You have to enter personal detail, property details and valuation Details
- Then Parties Detail , witness Details.
- After entering the entire details, click on the “Next” button.
- The user can take the printout of the “Check Slip” which contains all details of the property including registration fee and click “Finish” button.
- Then, finally, the application ID is generated, and the user is allowed to make an online payment by clicking on “Click here” link to finish the entire registration process.
- You can get the online appointment to visit the Registrar Office for registration
- Prepare the necessary stamp paper as per requirement
- Submit the print out of the report along with related document as per appointment date and time to the Sub Registrar office.
