Procedure

Apply Online

1. The applicant must go to the Kaveri online services website. Here is the link: E-service website
2. You will have to log in, if you are a new user click on “Register as a new user”.
   • A user registration page will appear.
   • You will have to enter details such as name, city, PAN number, voter ID number and so on.
   • Enter the captcha and click on “Register”.
   • After you set a password, your username, password and activation code will be sent as an SMS to your registered phone number.
   • You will be directed to an activation page where you will have to enter the code sent to your phone number.
   • Once you do this registration is complete.
3. Go back to the login page and log in.
4. On the top right there is a drop-down menu, click on “register EC”.
5. Fill application details, with documents as listed in the “required documents” section of this page.
6. Enter OTP.
7. Click on “check to apply for digitally signed EC”.
8. Click on the search button.
9. Make the payment.
10. You will receive an application number which can be used to check the status of your application.
11. You will receive it within 2 days. You can print it if you want to.
    

Apply In-Person

1. The applicant will have to apply for an encumbrance certificate.
2. You will have to approach the sub-registrar whose jurisdiction your land will be under with form 22. Here is the link to the form: Form 22
3. The applicant can also visit the nearest Teshildars office.
4. Fill the form with the following required details:
   • PID Number
   • The details of the property.
   • The property description is the same as the complete schedule of the property. which you can find in the deed copies.
   • It is very important to mention in the application, the time period for which the EC must be extracted (depending on this fee is calculated).
   • Submit the form to the authorities.
5. After payment you will receive an application number, this can be used to track the application.
6. You will receive the application after it has been approved.

• Application form
• Attested copy of address proof
• A photocopy of any previously executed deed of the said property such as sale deeds, gift deeds, partition deeds, release deeds, etc.
• Details about the property and its title details
• The registered deed number, date, book number, volume/ CD number, and signature of the applicant should be affixed with it.
• Period for which the EC is required
• The purpose for which the EC is applied for
• Copy of Power of Attorney, in case of application, is made by the attorney holder
• Aadhar card
• Property card if available.

• The fee for the application form is 5 rs in the online mode.
• The fee for offline mode depends on how long the EC is valid, it costs somewhere between 15 to 50 Rs.
